The new appraisal report, in plain English.

Fannie Mae and Freddie Mac are rolling out a redesigned appraisal report (the UAD 3.6 update). It collects more property detail, and some of that detail comes from the listing.

  1. Accurate listing details matter more. Square footage, room counts, updates and condition in the MLS listing are more likely to be compared against the appraisal.
  2. Condition and updates are reported in more detail. Documenting recent renovations, with dates and permits where possible, helps the appraiser.
  3. Timelines may shift during the rollout. As appraisers adapt, build a little cushion into appraisal contingency dates.
  4. Ask me for the current status. Implementation dates and requirements can change. I'll tell you what applies to your buyer's loan.
