Buying in Haines City? Let's run your real numbers.

Haines City has grown fast, with new subdivisions along the US-27 corridor and prices that still work for a lot of first-time buyers. It’s a strong fit for FHA, conventional 3% down and Florida assistance programs.

I'll give you the full monthly cost up front, including taxes, insurance, HOA and anything local, and tell you honestly whether it makes sense. Even if the answer is "wait."

What I tell Haines City buyers

Three things worth knowing before you shop.

Every area has its own quirks. These are the ones that come up most often when I help people buy in Haines City.

01

Check USDA eligibility

Some areas on the edges of Haines City and greater Polk County may qualify for USDA loans, which allow zero down payment for eligible buyers and properties. Eligibility is by address and household income.

Send me the address. I’ll check the USDA map before you rule it out.
02

New builds and CDD assessments

Many newer Haines City communities include CDD assessments and HOA dues. They’re normal here, but they need to be in your budget from day one.

I’ll price the full payment, not just principal and interest.
03

Stack assistance the smart way

First-time buyers can often combine an FHA or conventional loan with Florida down payment assistance. The trick is making sure the combination doesn’t raise your payment more than it’s worth.

I’ll show you the payment with and without assistance, side by side.
Loan programs

What Haines City buyers use most.

Every program is available across Polk County. Which one is right depends on your credit, savings and plans, not on the neighborhood.

What are the 2026 loan limits in Polk County?+

For 2026, the conforming loan limit for a one-unit home is $832,750. The FHA limit for most Central Florida counties, including Polk, is $541,287 for a one-unit home. Limits for 2–4 unit properties are higher. HUD and FHFA publish these limits each year, and I confirm the current number for your exact county when we talk.

Is there down payment assistance in Haines City?+

Often, yes. Florida Housing offers statewide programs, including Florida Hometown Heroes for eligible full-time Florida workers and FL Assist for first-time buyers. These are offered through participating lenders and have income and credit requirements. Polk County has also offered local assistance at times, funded by programs that open and close. I’ll check what’s available for you right now.

Can I buy in Haines City with zero down?+

Possibly. VA loans allow zero down for eligible veterans, and USDA loans allow zero down in eligible areas for buyers under the income limits. Parts of greater Polk County may qualify for USDA. I check the specific address and your household income to tell you for sure.

How does Florida’s homestead exemption affect my payment?+

If the home is your primary residence, you can file for Florida’s homestead exemption, which can reduce the taxable value of your home by up to $50,000 and caps annual increases in assessed value. You file with the Polk County Property Appraiser by March 1 of the year after you buy. One honest warning: taxes are often reassessed after a sale, so the seller’s current tax bill may be lower than yours will be. I estimate your taxes at the new price.

Do you close loans in Haines City?+

Yes. I’m licensed in Florida (NMLS #931021) through Homespire Home Loans and work with buyers across Polk County and Central Florida. My number, 863-695-2265, reaches me directly. Call or text anytime, and we can meet by phone, video or in person.
