Above the conforming limit? Jumbo.

In some Orlando-area neighborhoods, loan amounts can go past the 2026 conforming limit of $832,750. Above that, you’re in jumbo territory, with different down payment and reserve rules.

Sometimes a slightly larger down payment keeps you under the limit. I’ll run both.

Downtown condos: check the building first

Florida’s condo safety laws added inspection and reserve requirements. Some buildings can’t get approved for certain loans until they catch up.

What are the 2026 loan limits in Orange County?+

For 2026, the conforming loan limit for a one-unit home is $832,750. The FHA limit for most Central Florida counties, including Orange, is $541,287 for a one-unit home. Limits for 2–4 unit properties are higher. HUD and FHFA publish these limits each year, and I confirm the current number for your exact county when we talk.

Is there down payment assistance in Orlando?+

Often, yes. Florida Housing offers statewide programs, including Florida Hometown Heroes for eligible full-time Florida workers and FL Assist for first-time buyers. These are offered through participating lenders and have income and credit requirements. Orange County has also offered local assistance at times, funded by programs that open and close. I’ll check what’s available for you right now.

When do I need a jumbo loan in Orlando?+

If your loan amount is above the 2026 conforming limit of $832,750 for a one-unit home, you’ll need a jumbo loan. Jumbo loans usually need stronger credit and more reserves. Sometimes adjusting your down payment keeps you under the limit, which I’ll show you.

How does Florida’s homestead exemption affect my payment?+

If the home is your primary residence, you can file for Florida’s homestead exemption, which can reduce the taxable value of your home by up to $50,000 and caps annual increases in assessed value. You file with the Orange County Property Appraiser by March 1 of the year after you buy. One honest warning: taxes are often reassessed after a sale, so the seller’s current tax bill may be lower than yours will be. I estimate your taxes at the new price.
