Buying in Kissimmee? Let's run your real numbers.

Kissimmee has a little of everything: established single-family neighborhoods, townhomes, condos and vacation-area homes near the attractions. Each one finances a little differently, and that’s where a good plan helps.

I'll give you the full monthly cost up front, including taxes, insurance, HOA and anything local, and tell you honestly whether it makes sense. Even if the answer is "wait."

What I tell Kissimmee buyers

Three things worth knowing before you shop.

Every area has its own quirks. These are the ones that come up most often when I help people buy in Kissimmee.

01

Condos have extra rules now

Since Florida’s condo safety laws took effect, many condo buildings face new inspection and reserve requirements. Some projects can’t get approved for certain loans until those are resolved.

Before you fall for a condo, I’ll check whether it can actually be financed.
02

Vacation homes vs. primary homes

Near the attractions, many homes are bought as short-term rentals. That’s an investment or second-home loan, with different rules than a home you live in.

Tell me how you’ll use the home and I’ll match the right loan.
03

Townhomes are a great middle ground

Townhomes can offer a lower price than single-family homes without some of the financing hurdles condos face.

I’ll help you compare the full monthly cost, including HOA.
Loan programs

What Kissimmee buyers use most.

Every program is available across Osceola County. Which one is right depends on your credit, savings and plans, not on the neighborhood.

What are the 2026 loan limits in Osceola County?+

For 2026, the conforming loan limit for a one-unit home is $832,750. The FHA limit for most Central Florida counties, including Osceola, is $541,287 for a one-unit home. Limits for 2–4 unit properties are higher. HUD and FHFA publish these limits each year, and I confirm the current number for your exact county when we talk.

Is there down payment assistance in Kissimmee?+

Often, yes. Florida Housing offers statewide programs, including Florida Hometown Heroes for eligible full-time Florida workers and FL Assist for first-time buyers. These are offered through participating lenders and have income and credit requirements. Osceola County has also offered local assistance at times, funded by programs that open and close. I’ll check what’s available for you right now.

Can I finance a condo in Kissimmee?+

Often yes, but it depends on the building. Florida’s condo safety laws added inspection and reserve requirements, and lenders review each condo project. FHA also requires the project to be approved. Send me the building name and I’ll check whether it can be financed before you make an offer.

How does Florida’s homestead exemption affect my payment?+

If the home is your primary residence, you can file for Florida’s homestead exemption, which can reduce the taxable value of your home by up to $50,000 and caps annual increases in assessed value. You file with the Osceola County Property Appraiser by March 1 of the year after you buy. One honest warning: taxes are often reassessed after a sale, so the seller’s current tax bill may be lower than yours will be. I estimate your taxes at the new price.

Do you close loans in Kissimmee?+

Yes. I’m licensed in Florida (NMLS #931021) through Homespire Home Loans and work with buyers across Osceola County and Central Florida. My number, 863-695-2265, reaches me directly. Call or text anytime, and we can meet by phone, video or in person.
